Summary of Estate Covenants
- Not at any time to carry on upon the property any trade business or manufacture whatsoever and not to use the same for any purpose other than as a single private dwelling house for occupation by one family at a time
- Not to carry out upon the Property and/or the Estate anything which may be or become a nuisance, disturbance or annoyance to the Transferor or to the owners or occupiers of any other part of the Estate
- Not without the written consent of the Highway Authority to use any part of the property which forms part of a highway visibility splay for any purpose other than as a lawn and in particular not to allow any plant or structure or other thing to grow or be placed or remain thereon
- Not to erect on the property any building fence or other structure or make any alteration or addition thereto other than
 a) in accordance with the Planning Consent and, where applicable, permission granted or deemed to be granted pursuant to the Planning Act AND
 b) in accordance with Building Regulations approval where applicable AND
 c) with the prior consent in writing of the Transferor and the Transferor's reasonable fee (being not less than £40 exclusive of VAT) for considering any application, whether granted or properly refused, being paid
- Not to use or suffer to be used any part of the property for the housing parking or garaging of any vehicle (including but not limited to a caravan house on wheels boat or trailer) other than a private motor car or cars. However (without limiting the generality of the foregoing), this clause shall not prevent the Transferee from keeping on the property provided it is not a corner plot (here meaning a plot bounded on two or more sides by a road footpath or open space) a caravan house on wheels boat or trailer on condition that the same is
 (i) placed behind the building line of the dwelling house on the property and at least 2m inside the boundaries of the property and screened so far as possible by trees and shrubs so as to avoid giving offence to the owners or occupiers of adjoining or neighbouring properties and
 (ii) not used as living accommodation
- Not to cut down or damage the trees or shrubs (if any) planted by the Transferor on the property as part of the initial layout of the Estate or in the exercise of the Transferor's rights under Paragraph 2 of the Second Schedule save for the purpose of good husbandry and to replace any such trees or shrubs which shall die and to prune and tend all such trees and shrubs when requisite
- Not to keep on the property at any time any domestic animal kept for breeding purposes, birds, domestic fowls, crowing cocks, reptiles, or farm animals
- Not to affix a wireless satellite dish or television transmitting or receiving aerial for radio, television, or otherwise to the exterior of the property or to any building erected thereon
- Not to cause or permit any noxious substance to pass into or do anything which will or may tend to obstruct, interfere with or pollute or in any way impede the use of sewers, drains, natural watercourses, and land drainage systems on the Estate or Wynyard Park
- Not to erect any new building or structure nor to plant other than shallow-rooted plants or shrubs of any kind over or within 3 meters of any drain, sewer, pipe or cable in, over, or under the property save any exclusively serving the property nor to cover or otherwise obstruct any access or inspection chamber or means of access thereto
- Not to sell any minerals, earth, clay, sand, or gravel from the property or remove any of the same other than as necessary in connection with the carrying out of any building or other works approved in accordance with the terms hereof
- Not to deposit rubbish or garden clippings on any part of the Estate or Wynyard Park
- Not to dig any pits or make excavations other than as required to carry out building or other works approved in accordance with the terms hereof
- Not to park any vehicle on the Estate roadways
- Not to hang any washing in front of the building line on the Property
- Not to erect or display placards, advertisements, or signs other than boards in connection with the sale or letting of the property
