ESTATE MANAGEMENT AT A GLANCE

The Wynyard Estate was designed with the quality and exclusivity of a gated community in mind; therefore a service charge is in place to ensure all residents benefit from a maintenance schedule that looks after and maintains the shared external areas of the estate that have not been adopted by the local authority. Our estate management services include the following areas.

Maintain Waterways

Of those not adopted by the local authority - Keep clear and free of debris.

Security

Provides a 24/7 manned security hut with a night-time mobile patrol.

Roads

Repair and maintenance of private roads and footpaths.

Grass Cutting

Provide additional grass cutting service further to that offered by the local authority including communal areas such as county park and village green.

Playground

Maintain and insure children's play park.

CCTV

Provides a 24/7 CCTV with vehicle recognition.

Litter picking

Provide litter picking when possible.

Street Lighting

Local authority provides standard street lighting of which Wynyard Estate Services includes funding for additional embellishments such as lanterns, Wynyard logo and painting.

Manage and Manicure woodlands

Keeping all walkways clear of debris or fallen trees. Make damaged trees safe.

Administration

Provides a full-time Mon-Friday office administration service to manage and collect the service charge.
